Cobalt Residential, a division of Cobalt Property Group, began its search for multifamily investments in 2005 with the purchase of 350 units — a foundation that eventually led into condominium development, short-term rental development, and duplex/triplex renovation and ground-up construction.
The division's multifamily strategy ran from 2005 to 2020, blending longer-term commercial-style holds with shorter, quicker single-family investments. With more than 47 people moving to the Charleston area every day since 2005, appreciation in residential housing has accelerated sharply.
Since 2020, Cobalt Residential has primarily focused its efforts on the development of luxury homes on Charleston's barrier islands — specifically Sullivan's Island and the Isle of Palms — where founder Patrick Marr has resided since 2005.
