Over the years, Cobalt has focused its attention on office, industrial and select other commercial opportunities — and has stayed loyal to these product types, avoiding hospitality, large-scale multifamily and retail.
Cobalt Commercial investors consist of family offices and high-net-worth individuals. While well versed in leasing and management, Cobalt elects to outsource those services to third parties so that the principal can remain focused on sourcing and executing each investment. The principal of Cobalt personally invests in every opportunity, with terms typically ranging from one to seven years depending on strategy.
Office: Cobalt Commercial's entry into office properties began in 2006, behind the strength of Patrick Marr's twenty-year office leasing career. The focus has always been Class A buildings where a value-add strategy — renovation, repositioning with Class A tenants, and capturing below-market rents — could create outsized returns as the Charleston office market grew to a sub-10% vacancy rate.
Industrial: In 2020, Cobalt became affiliated with WRS, a renowned Southeast retail developer, and began assembling an industrial portfolio of older Class B/C metal buildings with tenants under 25,000 SF — a niche largely overlooked by institutional investors and typically sourced off-market from local families looking to exit long-held assets.
